What Should a Kitchen Remodel Estimate Include?

Kitchen proposals become confusing when one contractor includes electrical, plumbing, flooring, permits, painting, and appliance installation while another prices only cabinets and counters. Build one scope and make every proposal answer it.

List every trade

Demolition, framing, drywall, plumbing, gas, electrical, ventilation, cabinets, counters, flooring, tile, paint, trim, and appliance work should be included or clearly excluded.

Make cabinet scope precise

Manufacturer or construction level, box material, door style, finish, hardware, accessories, installation, fillers, panels, crown, toe kick, and modifications should be clear.

Normalize allowances

Countertops, hardware, lighting, plumbing fixtures, backsplash tile, flooring, and appliances can create large price differences. Compare allowance values.

Define schedule and changes

Ask what must be selected before start, how long-lead items are handled, who manages subcontractors, and how change orders are approved.

Bring this checklist to the estimate

  • Same layout
  • Same cabinet level
  • Same allowances
  • Electrical/plumbing
  • Flooring/paint
  • Permit assumptions
  • Change orders
  • Warranty
